OpenDoor and other internet home buyers

What are folks opinions of selling to these groups? My Mom is 82 and we scheduled an appt with the realtor who helped her buy her house 17 years ago. This realtor came out and says listing price should be in the $280K range for her condo. I think that's low and it should be listed in the $310-320K range. We scheduled a meeting with OpenDoor and they did their video tour and came back with a $295K offer. At her age, she doesn't want lots of folks tracking through her house or headaches.

What are the down sides of selling to an OpenDoor type company? Recommend getting multiple offers, or accept one we're generally happy with? Their fee is 5% where you pay 6% to realtors. I've heard they are likely to come back and hit you with repairs and other fees after, but that can happen in a traditional sale too. Has anyone had any direct experience? She's moving to a retirement community so she doesn't have to buy something else, but the ability to control the closing date is appealing.
