Are you sure your dad didn't have another 'job' on the side? I never knew any truck drivers who drove 2 new cars and sent their kids to private school. My folks bought a $20k house in '72 and wondered how they'd ever pay the mortgate. Dad was an electrician and HVAC and mom was a school teacher.

We bought our 'dream' house in 2002 for $282k 8 years old, 5 acres, with a 40x30 pole barn.
Zillow has estimated the now 30 year old property at a smidgen under $700k.
Property Taxes and insurance have followed the prices up.
As I posted earlier, my property/homeowners insurance premium for 2025 is $5400.
My next door neighbor has two under 26 year old kids with engineering degrees, one Purdue, one Valparaiso.
Both are living at home.

As for kids going forward i think they need to be calculated. Not a lot of room for career, marriage, mistakes
