So only 3 billion of the $46 billion has been sought/dispersed by the combo of incompetent state governments/ignorant tenants.

Why don't they just approach it from the other end ONLY? Make/allow the landlords who are OWED the money apply for the money before an eviction can be implemented. That way the money goes to the rightful recipient (not a casino or drug dealer) EVERY time, and nobody gets evicted for back-rent only either. And you bet your ass the landlords WILL apply. The only folks they will toss out if they can get the money are the troublemakers who do worse than just get behind on rent.

This program has gotten very little play at all. If it is up to the tenant to apply and jump through a lot of hoops, then yes, that's dumb. It should have been simple enough for landlords to apply for funds based on their tenants in arrears.

It also seems there was overlap on both sides with other programs. Landlord should have been able to apply for forgivable PPA loans, and renters would have gotten their "stimulus" payments and the unemployed would have gotten enhanced UI benefits.

The eviction moratorium had to end sometime. Bad timing that it's happening right when there's a surge in infections and the possibility of some new economic impacts.

While i have not thought this one through to find the unintended consequences, I have considered this approach to be the proper way to distribute the funds. The landlord applies for the rent money with the supporting signature of the renter. Once reimbursed, the landlord cannot evict outside of illegal behavior or destroying property.

I might could do that . . . but how are you going to ensure that renters get credit for the governmental payments and don't get evicted?

It's happened before, back in 1939, when the feds paid cotton farmers to take land out of production, and the farmers kept the amounts that were supposed to go to sharecroppers - you know, the folks who actually grew the cotton - and the sharecroppers got evicted despite the governmental payments.

One of my tenants is using this, guess they only qualified as they technically had some hours reduced. Don't blame them for taking a free 3 months worth of rent, but it's really difficult to admin these programs and make sure it isn't abused. Will see how it works.

Eviction is hard. It requires lots of state court crap and a sherif won’t evict without it. No state court judge I ever saw would let a landlord evict someone in current circumstances without proper proof and due process - including the paperwork on this program. Not even in cities.

And no landlord who thinks he will ever be back in that court again is gonna try and LIE to a court and wrongly evict AFTER he gets his money.

I note that you made no provision in your suggestion for ensuring renters get credit for the governmental payments, even after I handed that one to you on a silver platter. Hmmmm . . . I might have to rethink my position . . . .

Much of the problem is the result of MAGA states slow walking the disbursement of rent relief funds because they believe more pictures of homeless families on the street will help them win in 2024.

Combine this with back rent owed from the lockdown days, soaring rental costs, businesses refusing to pay a living wage, lack of child care, and now a resurgent delta variant making it increasingly dangerous to go to work when so many yahoos refuse to wear a mask, and you get a situation more complex than holding up the Help Wanted section of the newspaper like Reagan did.

And with so many white families suffering in rural areas of the country, it takes a high degree of racism to claim this is a black problem.

Hmmm . . . SCOTUS' ruling regarding the eviction moratorium was based on the CDC overstepping its authority in issuing the original moratorium.

Not sure how SCOTUS would see the White House issuing an eviction moratorium. But those are different animals . . . .

They clearly lack the authority (and it's bad policy). This is why Kavanaugh shouldn't have even given them this leeway and I hope Supreme Court slaps them down quickly if it is a similar action as before.
